Leasing Opportunities

With an aggressive store expansion plan ABC's Property Management Services team is continually looking for quality developers. Lessors are invited to submit proposals that will be reviewed by the agency's Real Estate Committee. ABC will complete a demographic analysis on each proposed site looking for optimal locations that are modern, safe and conveniently located throughout the Commonwealth.

Two important market development plans to assist in the expansion endeavors are the Market Location Strategy (MLS) and Rural Location Strategy (RLS). MLS considers characteristics of each locality that are most vital to the success of a retail liquor store and prioritizes localities on the basis of service conditions and new store market potential.

RLS is used to provide superior customer service to the Commonwealth and provides statistics that assist in planning for and operating rural ABC stores. The agency has many profitable stores operating in towns with limited market population, proving RLS is a good tool for increasing revenue through targeting rural markets with service voids.

Developers interested in submitting RFPs to Property Management Services should include the following in their proposals:

• Leasing schedule (including rent)
• Site plan of development
• Street map of general site area
• Demographics of the location
